Takeover of a Fledgling Property Leads to Big Gains…

Borror Properties Managed the Process from Beginning to Sale:
A Quick Snapshot

Reflections on the Lake, a fledgling 457 unit apartment complex on the north side of Columbus, had fallen into disrepair and was beset with crime, drugs and code violations as well as a significant delinquent property tax bill. The property was ordered into receivership and Gryphon Asset Management was appointed custody over the property.

Borror Properties Management team was hired by the receiver, Gryphon, to operate and manage the property in March 2012.   There was swift action taken to stabilize and improve the property on all fronts including upgrading the rent roll, by evicting those tenants that were not paying and raising the standards of who was accepted as a tenant.

Once stabilized, Borror worked with the lender on a strategy to sell this property.  In May 2013 Borror was able to secure the ultimate buyer who was willing to purchase the asset, partially due to the improvements Borror Property Management had made since taking over.  The transaction moved through the court system with unprecedented speed for a transaction of this size, and the sale was completed with a contract price of $6,800,000 or $14,879 per unit.
