The Beginning
In March of 2010, the community Townes at West Albany had 34 owners who had been abandoned by their developer. This condominium project, designed to have 92 townhomes, had 58 fully developed, but unbuilt, lots. While it is located in the thriving Hamilton Road corridor north of route 161 it remained a partially finished community. The resident owners were trying to keep their neighborhood afloat, but they were not yet in control of the association.
The Borror Properties Touch
Our property management division took over the management of the project and worked closely with the residents to improve the community. We added signs, painted fencing, modified landscaping, enforced pre-established rules, regulations, and deed restrictions, and made it look like a vital community. A few months later, control of the association was given to the residents and they elected their own board.
Due to the state of the real estate market in 2010, the unbuilt lots were maintained, but remained incomplete.
In late 2013, we determined that the timing was right to build the remaining 58 units. Instead of forcing the neighbors to live in a construction zone for years, all 11 buildings were started in October, and construction will be 100% complete early this summer.
A Thriving Community
Each townhome has a stone element on the façade, a front porch, a one-car garage, and a patio out back. The first floor boasts dark hardwood floors, mocha cabinets, granite countertops, and contemporary lighting. The second floor has two master bedrooms, each complete with its own bathroom.
