Brainstorm, Research, Plan & Implement: The Borror Properties Way

It’s simple. Every new project Borror Properties takes on begins with meticulous planning. 

Each creative mind involved in the process is tapped to maximize our potential and deliver the highest quality space and best experience for our customers. After plans are made, it’s all about execution. Here’s a glimpse into how we design and implement our vision.

1. We brainstorm.

We visit the site and imagine what the highest and best use of the location might be. What would be beautiful? What would be functional? Who will live there? What are they looking for? How can we make it unique and exciting? What can we get approved by the Commission and Zoning Boards? How much will it cost to construct? How much can we sell it or rent it for? How will we finance it?

This is where the back-of-a napkin financial plan starts. When it works on paper, we move forward and make an offer for the ground. We develop a contingency plan – a secondary, more conservative strategy in case our first plan hits a snag.

We share our ideas and begin to design. It’s about creating a vision and sharing our ideas… then making them realistic. What style is appropriate and will add to the neighborhood? What are the Borror differentiators? How many people will live here? Who are they? What do they like to do? What amenities should we offer?

After the initial brainstorming session, we add, change and scratch ideas, and begin fine-tuning the strategy and design.

2. We research and develop the plan.

We then identify the necessary research needs to rollout the project. We visit apartments, houses and similar projects and make notes. We speak with the utmost experts, both locally and nationally, to gather information on trends. We scour our files, tear pages out of magazines, and conduct online research.

Then we surround ourselves with a team of trusted professionals to help create our vision. We choose an architect and share our ideas, scope, format, and limitations. The process is full of review, refinement, and reinvention until it feels right. We work with the designers and engineers to identify effects, efficiencies, and materials that fit the budget of the project. Additionally, we look at it from an operational standpoint to make sure our decisions will stand the test of time.

We take all influences, both internal and external, into consideration when creating our next boutique apartment building, custom home or condominium, or renovation.

3. We expect the unexpected, then revise and carry on.

This practice is very important.

As with all projects under construction in the real estate industry, there will always be an unplanned obstacle or surprise along the way. When this happens, we re-group, review our outlined contingency plan, think through the options, make a decision and move ahead. It’s important to not waste time combing through the missteps – don’t look back, simply move forward. We pride ourselves on being flexible.

In short, all projects start with careful, detailed planning. We consult with seasoned experts each step of the way, develop the plan with the future in mind; all part of our mission to create a top notch project.
