Project Overview
Melody Parks is a 400-acre master-planned community in Springfield, Ohio. Borror Development served as developer, helping lead the planning, entitlement, financing, and infrastructure work that prepared the site for future residential and commercial development. The project is designed to support more than 1,200 residential units, commercial space, and 80 acres of parks and open space.
The Opportunity
Located along the growing corridor between Columbus and Dayton, Melody Parks was planned to capitalize on the region’s strong connectivity and increasing demand for housing, retail, and recreational opportunities. The project transforms a large, underutilized site into a thoughtfully phased mixed-use development designed to support long-term residential and commercial investment.
Borror Development’s Role
Borror Development led the land development process from concept through infrastructure delivery. Responsibilities included:
- Master planning the site
- Securing PUD approvals
- Coordinating public-private partnerships
- Structuring public financing
- Building roads, utilities, stormwater systems, and other horizontal infrastructure
- Establishing parcels for single-family, multifamily, rental, and commercial uses
Partnership
Borror Development worked closely with Springfield city leadership and Clark County officials, including City Manager Bryan Heck, to address project challenges and keep the development moving forward. The company also helped coordinate relationships with builders and other project partners, creating a path for the site to move through planning and delivery in a way that worked for all parties involved.

By the Numbers
The Planned Urban Development (PUD) of Melody Parks will include the former Chakeres drive-in movie theater site, along with surrounding CIC land, for a total site size of approximately 400 acres. This PUD includes:
- More than 1,200 planned housing units
- Up to 756 single-family homes on 50-foot to 80-foot lots
- Up to 395 multifamily apartment units
- Up to 146 for-rent patio homes
- 80 acres of parks and open space
- More than 600,000 square feet of future commercial space
- Two new signalized intersections
